This project consists of the demolition of an existing Public House in Island Bridge Dublin, and the construction of a new 6 storey block with 20 residential units over a commercial ground floor unit. Construction is made up of piled foundations, precast floors and blockwork structures with concrete frames.

The building is finished with a combination of stone cladding and insulated render and is designed to meet NZEB guidelines. The site is extremely confined with residential and commercial units in place on 3 sides and the development meets the North Circular Road to the façade.
